Exterior
General: Wall coverings, decks, patios, porches, retaining walls, garages, landscaping, grading, window wells, driveway, sidewalk, stairs, handrails, and vegetation near the house.
Roof: Roof covering materials, plumbing vents, flashings, chimneys, gutters, and downspouts.
Foundation & Structures: Foundation material, floor structure, wall structure, and basement flooring.
Interior
General: Attic & insulation/ventilation, stairs, handrails, doors, fireplaces and/or wood burning devices, flooring, doors, windows, ventilation, walls, ceilings, basement or crawl space, plumbing, utility sinks, and laundry area.
Plumbing: Sump pumps, water supply piping material, water source, sewage system type, water heater source, water heater capacity, temperature/pressure release valve on the water heater, kitchen/bathroom sinks, toilets, shower/bathtubs, and location of the water shutoff.
Kitchen: Counter, cabinets, range, oven, and refrigerator.
HVAC: Functional test of heating and/or cooling systems, thermostat, thermostat location, and heating source.
Electrical: Service amperage, main electrical panel, overcurrent protection, smoke detectors, carbon monoxide detectors, ground fault circuit interrupter (GFCI), switches, fixtures, and receptacles.
Pre-listing inspections are not normally done, but that doesn't mean they shouldn't be.
